Acre
Property deadlines and bills, checked.
Acre helps property management companies, property accountants and landlords anywhere in the United States keep up with the work around their properties. It runs inside ChatGPT and Claude as a plugin, so you ask for the job in plain language and Acre supplies the rules, checks and formats behind the answer.
Every rule Acre uses cites its source and the date it was last checked. When a fact is unknown, Acre says so and asks instead of guessing.
Made by: Acre is made by Delightful Computer. It is free to use. Questions go to morgan@delightful.computer.
What it does
- Checks a utility bill before it goes into the books, for any utility anywhere: a wrong service period, the wrong account, a possible duplicate or revised bill, and an amount due that does not add up.
- Builds an import file from checked bills, coded to your own property code, vendor code and GL account.
- Drafts a move-out security deposit statement for a rental in any state, with the refund or balance due and missing-receipt flags. Where Acre has the state’s rules, it adds the return deadline and photo requirements; elsewhere it asks you to confirm your state’s deadline.
- Lists what each property owes and when, with the source for every rule. The rules library is growing one jurisdiction at a time; see Coverage below.
What it never does
- It never asks for passwords or MFA codes, and never logs in to any website.
- It never pays, files or sends anything. You review every result and act on it yourself.
- It stores nothing unless you sign in and ask it to save your register. Without signing in, Acre uses the facts you give to answer that one request.
Coverage
Bill checks, import files and deposit itemizations work for rentals anywhere in the United States.
State and local deadline rules so far: City of Los Angeles rental registration, Rent Registry, business tax, EBEWE energy benchmarking and LAFD inspections; Los Angeles County secured property tax; and California’s security deposit return rule. For properties elsewhere, Acre says which local deadlines it does not cover yet instead of guessing. More jurisdictions are being added.
How to use it
Add Acre to ChatGPT or Claude and say “Use Acre to check this utility bill” or “Use Acre to set up my properties.” Acre asks only for what it is missing. After that, turn checked bills into an import file, ask what is due in the next 90 days, or ask for a move-out deposit statement.
